How to avoid void periods

Many landlords have the same problem of voids periods and this is a concern for people who are considering to be a landlord…some voids periods are inevitable but here are 5 ways to try and avoid those voids:

  • Ensure that your AST allows you to show prospective tenants around during the last month of the tenancy:

  • Respond quickly & effectively to all repair issues or general concerns:

Note: if tenants feel they are taken care of they are more likely to stay.

  • Think of a week’s void as a taxi meter:

Note: The loss of rent will continue to rise each week, are you able to make the contract rolling for an extra couple of months.

  • A desirable property sells itself:

Note: Kitchens, bathrooms and location sell a property. You can sell yourself as a landlord people buy from people they have a rapport with.

  • Be careful about rent increases:

Note: if you have a good tenant speak to them about rental increases and come to a compromise. A solid reliable tenant is more important that a high rental increase.
